Buying a Home in Edmonton

If you’re ready to jump into the Edmonton real estate market, I’m here to make it a smooth and simple process. As a trusted real estate agent in Edmonton, I provide sound advice and high-quality services to help you buy a home you’ll treasure for years to come.

Although I make it look easy by doing all the legwork for you, buying a home is not a simple journey. There are hundreds of considerations and many pages of paperwork to be completed. It’s a challenge every time, and that’s why I love it.

Before the shopping process begins, some clients like to sit down and speak with me directly about their location, budget, and needs. I can offer insights and ask questions they hadn't considered. Plus, my experience in the Edmonton real estate market means I'm familiar with the neighbourhoods and average prices in different areas. Here are a few things to consider before we start shopping.

What to Consider Before Buying a Home in Edmonton

Homes are complex. They come with considerations like location, condition, maintenance and repairs, character, layouts, renovations, nearby amenities, and much more. So how can you sort through all that information and come out with a great starting point?

Where Are You Buying?

Most of my clients like to choose a region or neighbourhood in Edmonton before they start shopping. As many realtors say, the top three considerations when buying a home are "location, location, location."

Start by asking which areas you like the most, and which fit your ideal lifestyle. Do you want to be close to family? Recreation centres? Culture and entertainment? Or are you looking for a quieter setting where you can stay close to home and enjoy nature from your deck or balcony?

Your location can also impact what type of home you can purchase. Home prices, styles, and sizes in northwest Edmonton will be much different than homes available in south-central Edmonton.

What Are You Buying?

There are so many different types of homes in Edmonton to choose from. Although many of my clients prefer the privacy of a single-family home, others enjoy the maintenance-free lifestyle of condos and townhouses. This is where your ideal lifestyle comes in. How can we connect your goals, hobbies, and activities with a home that provides the perfect starting point?

I like to have clients think about which activities they do most (and which they want to do more of). Then we can decide which types of homes to start shopping for, including:

Single-family homes

Duplexes

Condos

Townhouses

Gated communities

Acreages and farms

Why are you buying?

This is the most important question you can ask yourself, whether you’re a first-time homebuyer or you’re upgrading or downsizing your home.

What is the purpose behind this purchase? Are you unhappy with where you currently live? Do you want to match your home to your lifestyle? Is there a big life change that’s sparked this decision? Is it the right time for an upgrade? Answering these questions can help you gain confidence while we shop together.

One of the main reasons my clients appreciate my professional service as a realtor is the high degree of confidentiality and compassion I bring to this process. Providing details about your life, finances, and dreams isn’t always comfortable, but my clients always appreciate being able to trust me with a high level of discretion, even when I’m working with the family members and friends they’ve referred to me.

Shop with an Experienced Realtor

It’s important to shop with a realtor who understands the Edmonton real estate market. There are constant fluctuations and shifts in the way real estate transactions are completed, making it difficult to keep up with unless you’re a professional real estate agent.

Be sure to choose a realtor you trust, and don’t forget to find the right fit. For some people, large teams and high-tech processes are best. My clients prefer to come to me when they want to work with someone they and their families can trust, and someone who is fully dedicated to their search.

For my clients, the shopping process typically begins online. I’ll do the legwork for you, sorting through the hundreds of homes for sale to narrow down our search to the best options on the market. I’ll focus on the neighbourhoods you love and the features you need, pulling a few diverse options so you know what’s out there.

Schedule Walkthroughs with Your Real Estate Agent

When we find a listing you can't stop looking at (or a house for sale that you can’t stop driving by), we'll schedule a walkthrough to see it in person. When you’re buying a home, it’s important to get an overall feel for the home, as well as a more detailed look into practical matters. I’ll help you balance both of these perspectives during a walkthrough.

We’ll talk about specific features, plans for layouts and rooms, and potential issues we’ll need to deal with before, during, and after the purchase. It’s my job to be your extra set of eyes and trusted advisor as we shop.

Starting the Purchasing Process

Once you’ve found a home that feels like a perfect fit, it’s time to start the behind-the-scenes work. I’ll check in with you regularly and let you know where we are in the process and what to expect next. I make myself available to answer questions and provide insight at any time. If there’s paperwork to be signed, I can bring it to you in person or use the online tools I have available.

Why Use a Realtor?

A home is typically the largest purchase anyone will make in his or her lifetime. It could also require significant investments in maintenance, repairs, and renovations. Working with a professional realtor in Edmonton can help ensure your finances are protected and you don’t feel the harsh sting of buyer’s remorse when it’s too late.

On top of the financial considerations, your comfort and quality of life are at stake. As an Edmonton realtor, I make a difference for clients by helping them achieve lifestyle goals, feel confident in their purchase decisions, and wake up every day in a home they love. It’s a goal I share with my clients, and one I’m happy to make extra time for during the real estate process.

In some cases, I also help people through difficult times. When a spouse or loved one has passed away or there are major changes to finances, health, or lifestyle, I can be there to offer support during the transition. This often includes finding creative options that help with healing and hope.

As a member of the REALTORS® Association of Edmonton, I have access to tools, training, and resources to provide a higher quality of service. I’ll use these tools to your advantage as we shop for your dream home.
